NVM Console: Business Hours Settings and Application

The Business Hours feature is now live in the Company Settings console, as shown here.

NOTE: This Business Hours feature should be used to represent Maintenance Team hours for your Company and Properties, as the information is used for Maintenance event scheduling and calculation of specific performance metrics. Please do not apply Leasing Office hours, in the event that they are different.

Company and Property Settings

These settings can be configured at the Property Management Company level by any user with access to the Company Settings console, as shown here.

At the Property level, users with permission to access this interface can make necessary adjustments to the Business Days and Hours, however they can not adjust the Holiday Closing selections. In this example, a Property is working on Saturday mornings, which is an exception to the Company settings.

Application within NVM

The information provided by these settings allows NVM to utilize this information in the following areas:

  • Service Cycle Time: Insights reporting of Service Cycle Time (days) will have the ability to calculate distinct values based on the following configurations.
    • Business Days: The calculation will remove non-working days (in 24 hour blocks) from the calculation. This will include both non-working days from the property-level weekly calendar, plus those Holidays that have been selected in the company-level configuration.
    • Business Hours: Coming soon! The calculation will remove non-working hours from the calculation. This will include both non-working hours from the property-level weekly calendar, plus those Holidays (in 24 hour blocks) that have been selected in the company-level configuration.
  • Make-Ready Target Date: When NVM calculates the Target Date from the selected Make-Ready Template, we will avoid both non-working days from the property-level weekly calendar, plus those Holidays that have been selected in the company-level configuration. For example, if Move-Out date is Wednesday, and the Make-Ready Template setting for 5 Days, then the following Wednesday would be set as the Target Ready date, assuming Saturday and Sunday are both non-working days.
  • Make-Ready Task Auto-Scheduled Dates: Coming soon! When NVM calculates the Task Scheduled Date for a specific Task, it will avoid scheduling on non-working days from the property-level weekly calendar, plus those Holidays that have been selected in the company-level configuration. For example, if Move-Out is on Saturday of Memorial Day weekend, and Paint is set for 2 days from Move-Out, then Sunday and Monday will be non-working days and Paint will be scheduled for Wednesday.
